Our mission
Running a property portfolio in the UK in 2026 means juggling at least a dozen apps: a spreadsheet for rent, a WhatsApp group for the builder, a different chat for the solicitor, a PDF for the tenancy, a search engine for the title number, another tool for compliance certificates. PropertyCoreOS pulls all of that into one place — with the data sources, compliance workflows, and verified marketplace landlords actually need.
Founder story
PropertyCoreOS was born out of frustration with how fragmented and analogue property management still is in the UK. After running our own portfolio for years — chasing builders, herding solicitors, and keeping tabs on Land Registry filings by hand — we built the platform we wished existed.
We started building in 2025, incorporated PROPERTYCOREOS LIMITED at Companies House (registration #17173109) in early 2026, and opened the free beta shortly after.
What we're building
- Project management — refurbs, builds, maintenance, snagging, and budgets per property.
- Verified marketplace — solicitors, brokers, builders, engineers, and architects, every one Companies House and Yoti verified.
- Tenant portal — leases, compliance certificates, maintenance requests, rent reconciliation, and Right-to-Rent in one tenant-facing app.
- Deal analyser — built on 4.5M Land Registry titles, 4.4M companies, and 91k overseas-owned properties.
- Property-aware AI — answers questions against your data and UK regulations in plain English.
Built in the UK 🇬🇧
Our registered office is at 124 City Road, London, England, EC1V 2NX. Our infrastructure is hosted in London. Our data sources are British: HM Land Registry, Companies House, PropertyData, Planning Data, Police UK, and Ordnance Survey. Identity verification runs through Yoti (a UK-certified IDSP). Payments and rent reconciliation use UK-licensed TrueLayer Open Banking.
